Manufactured Home Inspections:
Partly because of the differences in construction between a site-built home and a manufactured home, manufactured homes can be prone to incorrect installations. Examples may include an incorrect roofing product installed for the structure and pitch of the roof, roofs with little or no overhang, leaking seams, inadequate steps and rails, lack of sufficient egress in the event of an emergency, missing skirting, seismic restraints (stabilizing tie downs) missing or improperly installed, electrical defects, inadequate clearance to combustibles, modified HVAC equipment, blocked return or supply air, etc. Structures built adjoining manufactured homes such as carports, decks, deck & patio roofs, are required to self-supporting and should not be attached to the manufactured home in a structural manner (relying on the manufactured home for support.)

Listing Inspections:
The sellers inspection is completed prior to selling your home and can bring to your attention those things that a buyer’s inspector might otherwise identify. This allows you to be proactive and take any necessary measures to make needed repairs or maintenance and put the house in the best selling condition in order to foster a faster and more hassle-free sale. It may also reduce the buyer’s cost as you may elect to provide a copy of the inspection to the buyers in lieu of their own inspection.

Maintenance & Safety Inspections:
If you have lived in your home for a long period of time, a maintenance & safety inspection can identity conditions that may lead to problems and provide you with recommend preventative maintenance measures. Not only will this provide you with the peace-of-mind of knowing that your residence is safe for yourself and others, it may also allow you to avoid costly repairs in the future. Additionally, current building safety standard deficiencies will be identified and can be easily added or retrofitted to existing residences.

Home Warranty Inspection:
Many new-home owners’ are now having their homes inspected one or two months prior to the expiration of their builder’s home warranty (usually 12 months). This type of inspection may identify conditions that will lead to future problems. In most cases the inspection will point out existing conditions or concerns that may be covered under the original builder’s warranty and will allow the owners to have these conditions repaired at little or no cost.

Construction Inspections (Four Phases):
Phase One – Pre-Slab :
During this stage, I come to your property before the foundation is poured to inspect rebar, post tension cables, plumbing, and foundation layout. This avoids the delays of re-pouring if something is incorrect.
Phase Two – Pre-Drywall, Framing and Mechanical:
During this stage, I inspect the rough framing workmanship, roof structure, sheathing, exterior walls and interior partitions, and proper location of room walls and closets, plus any other items that may
apply to your home construction, making sure everything matches the plans (if available) and has been constructed according to standard practices using acceptable materials. Mechanical items checked include wiring, plumbing, and ductwork, to make sure everything is in place according to plans.
Phase Three – Final Inspection:
This is the most important inspection of the program and should be performed prior to your final walk-through with the builder. To obtain full value from this inspection, all utilities should be on and all mechanical systems started by the mechanical contractor. At this stage, I inspect the home from top to bottom, completely evaluating all systems.
Phase Four – Re-Inspect:
During this stage, I check to see all noted findings have been completed according to standard practices using acceptable materials.

Commercial Inspections:
This inspection reviews the condition of the building’s structure and any systems affecting occupancy of the building. The report will describe the building’s physical condition and indicate what needs further evaluation, repair or replacement. Pre-Purchase, Pre-Listing, Pre-Lease or Construction Inspections are available.
